West Utah County vs. Southwest Salt Lake County: New Construction Compared
This is the head-to-head that matters most for a Silicon Slopes or west-valley commuter. As of September 2026, Saratoga Springs and Eagle Mountain together have about 293 active new single-family listings at a median near $616,000 ($188/sq ft). Herriman, South Jordan, West Jordan, Riverton, and Bluffdale together have about 168 listings at a median near $800,000 ($225/sq ft). Same-size homes, essentially the same small lots (0.14 to 0.17 acre), roughly a $184,000 median difference. New townhomes are closer — about $479,000 on the Utah County side versus $494,000 on the Salt Lake side. The Utah County discount buys a longer commute to the Salt Lake side of the point of the mountain and, in Eagle Mountain’s outer neighborhoods, a less built-out area. These counts and prices are a snapshot of active MLS listings as of September 2026 and shift week to week; they cover homes posted to the MLS, not every builder’s inventory.
