South Utah County vs. Salt Lake County: New Construction and Lot Sizes Compared
South Utah County — Spanish Fork, Salem, Payson, Santaquin, plus Mapleton — has about 210 active new single-family listings at a median near $763,000, but the real difference is lot size: about 0.29 acre versus 0.14 acre in the Salt Lake County production cities, for a similar or lower price. This is the only region on either side still delivering quarter-acre-plus new-construction lots at a normal price point. New townhomes in south Utah County are also the cheapest anywhere — a median near $417,000, with Santaquin and Payson well under $400,000, versus $494,000 to $526,000 in southwest and central Salt Lake County. The trade-off is a longer commute to the Salt Lake side and fewer close-in amenities. These counts and prices are a snapshot of active MLS listings as of September 2026 and shift week to week; they cover homes posted to the MLS, not every builder’s inventory.
