North Utah County vs. Southwest Salt Lake County: Where Is New Construction Cheaper?
This is the point-of-the-mountain comparison — Lehi, American Fork, Highland, Alpine, and Cedar Hills on the Utah County side; Herriman, South Jordan, West Jordan, Riverton, and Bluffdale on the Salt Lake County side. As of September 2026, the southwest Salt Lake County production cities have about 168 active new single-family listings at a median near $800,000. North Utah County’s raw median looks higher (near $1 million), but that is because Highland, Alpine, and Cedar Hills are almost entirely luxury — strip those out and Lehi alone runs about $767,000, right in line with West Jordan and South Jordan. American Fork’s new single-family is thin and upper-bracket. For a moderate new home near the point of the mountain, Lehi and the southwest Salt Lake cities are priced within about $40,000 of each other; the bigger swing is Eagle Mountain and Saratoga Springs further west, which are meaningfully cheaper. These counts and prices are a snapshot of active MLS listings as of September 2026 and shift week to week; they cover homes posted to the MLS, not every builder’s inventory.
