Eagle Mountain has the most new single-family homes for sale in Utah County right now, with 145 active MLS listings as of August 2026, just ahead of Saratoga Springs at 130. Spanish Fork is a distant third at 70, followed by Salem at 61, Lehi at 56, and Mapleton at 43. Santaquin has 40, and…
As of August 2026, Saratoga Springs has the most new construction listed for sale in Utah County, with 206 active MLS listings, followed by Eagle Mountain at 156. Mapleton comes in third at 123, though that number is concentrated in a couple of dense condo and townhome projects rather than broad building activity across the…
Quick Answer: Registering with a Utah builder’s preferred lender to hold your incentive eligibility doesn’t stop you from shopping your own lender at the same time. If you ultimately switch away, the real risk is losing the incentive tied to that lender – not a contract penalty on your earnest money deposit, which Utah builders…
Quick Answer: On a recent Saratoga Springs, Utah new-construction offer, a builder’s 7/6 ARM with a 2-1 temporary buydown priced out to roughly $76,000 less paid over the life of the loan than the same builder’s straight 30-year fixed option, on a $580,000 loan. The gap isn’t just the two years of reduced buydown payments…
Quick Answer: Yes – Spanish Fork, Utah has grown from a small agricultural town into a legitimate south Utah County relocation option, not just a fallback for buyers priced out of Lehi or American Fork. The city grew from roughly 35,000 to about 47,000 residents between 2020 and 2024, and builders pulled around 199 new…
Quick Answer: Your lender’s qualifying number in Utah isn’t fixed – it’s built entirely around your monthly payment, and that payment depends on your interest rate. Finance the exact same payment through a Utah builder’s lower rate instead of your lender’s market rate, and you can qualify for a meaningfully more expensive home. One Utah…
Quick Answer: No – if a Utah builder is advertising a stepped-rate 7/6 ARM with a low first-year number like 2.99%, that is not the rate you will qualify at. Utah lenders underwrite Ability-to-Repay against the highest rate scheduled anywhere in the loan’s first five years, and on a stepped ARM that higher rate usually…
Quick Answer: Some Saratoga Springs, Utah condos have been sitting on the market for close to two months – not because they’re overpriced, but because their HOA fees run $299 to $395 a month, high enough to change the real cost. Micah Olson’s rule of thumb: every $50 a month in HOA is roughly equal…
Quick Answer: Yes – Utah new construction builders will sometimes come down off list price, especially on a completed home that’s already sitting unsold, even though the onsite sales rep is unlikely to bring it up first. One Utah buyer got a former Parade of Homes home listed at $1,650,000 down to $1,500,000 simply by…
Quick Answer: Not always – even when a resale home already has the finished basement and landscaping that usually tips the math toward resale. In Utah, an older floor plan and deferred maintenance the inspection hasn’t caught yet can erase that advantage fast, and a builder rate buydown can close most of what’s left of…
Quick Answer: No – Utah County’s housing market is not crashing. A viral claim of nearly nine months of housing supply is inaccurate; real MLS data shows roughly 3.5 months of supply across single family homes, townhomes, and condos, still on the tighter, seller-leaning side of balanced. Homes priced correctly are selling in about six…
