In Utah, lot premiums show up almost exclusively on larger, more customized homes. Builders like Toll Brothers, Symphony Homes, David Weekley Homes, and Alpine Homes are the ones most likely to carry them. Candlelight Homes does it too in the Firefly community in Eagle Mountain, but only on their higher-end homes — not on their standard production builds.
When you’re buying a house and get to choose the lot, you’ll usually be looking at a lot premium on at least a few of the options. In Micah’s opinion, it’s often worth paying for a good lot. A lot close to the HOA clubhouse, near a park, or backing to a walking trail or open space carries a premium for a reason — it can end up being one of the best parts of your day-to-day life in the home, not just a line item on the price sheet.
