Herriman vs. Eagle Mountain: Which Should a Silicon Slopes Commuter Choose?

The commute from the Eagle Mountain Ranches area to the Lehi and Draper Silicon Slopes corridor is almost identical to the commute from Herriman. Eagle Mountain City Center is a little further out; north Saratoga Springs can actually be closer. The one exception: if you specifically work in the South Jordan tech industry, Herriman is the faster drive with fewer rush-hour issues. On everything else, the value leans toward the Utah County side. As of 2026, a new single-family home in Eagle Mountain runs roughly $240,000 less than in Herriman at the median, Saratoga Springs runs about $100,000 less, there is more new-construction inventory to choose from, and the effective property-tax rate is lower (Saratoga Springs is among the lowest in either county; Herriman is the highest-rate production city). The Salt Lake County versus Utah County distinction itself does not matter much to most buyers, especially those relocating from out of state. Salt Lake County does have more elevated dining, entertainment, and theater; schools are likely similar.
