On Micah’s own 1,100 square foot basement — two bedrooms, one bathroom, a kitchen — bids from larger, one-stop-shop basement finishing companies ran $50,000 to $60,000, not including appliances. Micah instead used contractors and workers he’s known for years through his real estate connections and ended up around $35,000 before appliances — a meaningful gap for essentially the same finished space.
A neighbor doing a comparable basement took a different route: framing, electrical, and LVP flooring himself, then hiring out the rest. He moved in about two months before Micah did. As of now, Micah’s basement is finished and the neighbor’s is still in process, with an estimated total cost around $30,000 including appliances — the lowest of the three approaches, but also the slowest and most hands-on.
The pattern holds across all three: the more of the labor and project management you take on yourself, the lower the total cost — but the tradeoff is time, and a real amount of it. Get more than one bid before assuming the big one-stop-shop number is the market rate.
