Should I Buy a Utah Home Now or Wait for Rates to Drop?
It depends who you listen to. Most real estate and economic experts recommend buying now if it fits your current financial situation. Most in-laws and well-intending uncles will tell you the market’s about to crash because they read a headline. Neither is automatically right, but the actual numbers point one direction more than the other.
Utah currently has roughly a 3 to 4 month supply of homes, which is relatively low. A lot of buyers are sitting on the sidelines waiting for rates to drop. When rates do eventually drop, there will likely be far more buyers than sellers competing for that same limited supply — and with high demand meeting low supply, the market could shift back toward a strong seller’s market: multiple offers, quicker appreciation, less room to negotiate.
In almost every scenario, the better move is to buy now if your finances comfortably allow it, and refinance later if and when rates drop. That way you get the house today, while sellers are still motivated and incentives are still being offered, and you can refinance to a lower rate down the road while prices may already be rising from that same supply-and-demand imbalance — best of both worlds. In the meantime, you’re paying down your own mortgage instead of paying rent that pays down someone else’s.
