It can, and it’s worth looking into if you’re relocating with aging parents or adult children in the picture. Many Utah builders prep new homes to make multigenerational living possible even when they don’t build a finished, separate suite. Lennar is one builder bringing its Next Gen floor plan to Utah — an attached private…
A “quick move-in,” often shortened to QMI, is a Utah builder’s catchy way of describing a spec home the builder has already started without a buyer attached. It can start being called a QMI once it’s framed and has passed the city’s four-way inspection — meaning it could be ready within about 60 days. Since…
A Utah builder deposit — sometimes called a construction deposit — functions the same way earnest money does on a resale purchase. It’s the money you put down when you go under contract, and it’s meant to show you’re serious and to give the builder something to hold if you don’t perform. On a new…
Yes — despite the 2026 drought headlines, builders are still putting in front lawns with grass. Utah has been dealing with a real statewide water-supply cut and a drought state of emergency this year, plus new water-rights rules for development in some cities, so it’s a fair question to ask. But on the ground, it…
Yes, but there’s usually a cost. In today’s market, many builders are allowing buyers to include a seven- or fourteen-day due diligence clause, and many will also let you back out if your financing doesn’t get approved — in both of those cases, you’d generally get your full construction deposit back. That’s something to ask…
Builders will typically invite you to walk through before drywall goes up and before the city’s four-way inspection. Most builders won’t specifically recommend that you record a slow, careful video of every level of the home — but that’s exactly what’s worth doing. Walk each level slowly on video: the basement floor, walls, and ceiling;…
It depends on the builder — there’s no state law requiring it, so it isn’t automatic across the board. DR Horton is one builder that automatically puts in a radon mitigation system, along with several others building in Utah. But there isn’t a master list of which builders always include it and which don’t, so…
The Point is a roughly 600-acre redevelopment of the former state prison site at the Point of the Mountain, straddling the Draper/north Lehi area right where Salt Lake and Utah counties meet. Groundbreaking happened in late 2024, vertical construction is starting in 2026, and the full build-out is expected to play out over something like…
It comes down to whether you’d rather have a nicer, more spacious master-planned community with a slightly longer commute, or more density and more commercial right where you live. Vineyard’s Waters Edge community is worth driving through on its own — miles of trails, natural landscape areas, multiple large parks, multiple clubhouses and pools, quick…
Not yet — Cedar Valley and the Fairfield/Cedar Fort area are still pretty far out, and Eagle Mountain itself has vast undeveloped tracts of land left before you get anywhere near that far west. The “buy ahead of infrastructure” opportunity that made early Eagle Mountain and Saratoga Springs buyers a lot of equity is still…
Olympia is one of the biggest master-planned communities being built in Herriman right now — roughly 2,780 acres with over 6,300 homes and townhomes planned across several builders and phases, plus more than 350 acres of parks, trails, and open space. It’s worth driving through if you’re considering Herriman, because it gives you the true…
Tooele County is a genuinely good option if you’re commuting into downtown Salt Lake, largely because of the price gap — you’ll find real, nice new communities out there priced well below anything comparable in Salt Lake County. The one thing to understand clearly before you buy is that there’s really only one meaningful route…
