New Construction vs. Resale for a First-Time Buyer in Utah: Which Makes More Sense?

There are genuine pros and cons on both sides for a first-time buyer. But right now, most first-time buyers are payment-conscious and are willing to do a little work if it builds equity. They tend to be smart, long-term-value buyers who care more about what the home will be worth than about whether the basement is finished on day one. With builders offering strong rate incentives, many first-time buyers lean toward new construction because of the lower monthly payment it makes possible. The Utah Homebuyer $20,000 grant also applies only to new construction, which reinforces that lean, though the grant has its own lender requirement – it must go through Utah Housing Corporation. Resale can still win when a first-timer finds a comparable finished home with a seller willing to give a large closing-cost credit to buy the rate down, and has the patience to shop several resale homes asking for that concession. Most first-time buyers do not run that process, which is part of why new construction wins so often in practice.
